GULFPORT, Miss. (WLOX) — Construction is continuing on the Channel South development in downtown Gulfport, which broke ground in March of 2026.

The project is led by AnderCorp LLC and other Mississippi-based companies, such as Bellamare Development, WBA Architecture, and Dale Partners Architects.

Planned amenities include:

  • A 114-room hotel, named Hotel Holden, operating under Marriott’s Tribute Portfolio brand.
  • A 136-unit apartment complex.
  • A rooftop bar and swimming pool.
  • Fine dining and retail stores.
  • A 294-space parking garage with EV chargers and valet parking.

Kristen Garriga, executive director of the Gulfport Main Street Association, believes the development will boost Gulfport’s tourism and economy:

“This concept really brings a ripple effect for our downtown businesses and growth. This will entice future developers and investments to our downtown. And it truly makes downtown the city to live, work, and play.”

Anna Jane English, vice president of Bellamare Development and a Channel South representative, estimates the project will create around 200 jobs in construction and hospitality.

“We’ve seen new businesses arise. We’ve seen hotels reopen. We’ve seen new liveliness down here, and that’s what we really wanted Channel South to become,” English said.

The development team drew inspiration from the original property at the site, the Great Southern Hotel, and visited the Gulfport history museum to learn about it.

“Our motto and our mission of this project is channeling the past, creating what’s next,” English said.

Channel South is one of several historic Gulfport properties, including Ed’s Burgers, that are being revitalized.
